REDOS

Looking for a DealCheck alternative

Both tools run the numbers, and both run them correctly.

The difference is what happens after the numbers.

First, the honest part

DealCheck is an established analyzer with a large user base and years behind it. If it is working for you, there is no argument here worth reading.

We are not going to publish a table claiming what it does and does not do. You use it. You would know, and a comparison you cannot trust is worse than no comparison.

What follows is what REDOS is built to do. Judge it against whatever you use now.

A calculator computes what you tell it

Every analyzer, ours included, does the arithmetic correctly.

None of them can tell you that the number you typed in is wrong.

The clearest example is the tax line. The listing shows what the seller pays. In most places the assessment resets when the property sells, so that figure is the single input most likely to be wrong, and it is the one nearly everyone copies straight across.

That is the gap REDOS is built for.

What REDOS does with the math

Where REDOS is the wrong choice

Said plainly, so you do not find out after paying.

No MLS comps. You bring those.

No bank connection. No feeds, no reconciliation.

It does not collect rent. It is an analysis tool, not property management.

It has opinions. If your strategy is unusual, a blank spreadsheet will follow you anywhere and REDOS will argue with you.

Never buy a deal the numbers said no to.

Run one of your own deals through it and compare the output yourself.

Run a deal free. No account.

Common questions

What is the best DealCheck alternative?

It depends what you want the tool to do. DealCheck is an established, well-regarded deal analyzer with a large user base. REDOS is built around a different question: not what the numbers are, but which of them is wrong. If you want the arithmetic done quickly, several tools do that well. If you want the deal graded with the reason, and to be told what would have to change for it to work, that is what REDOS is for.

Can I try REDOS without an account?

Yes. Run a deal at /quick with no signup and no card. The free calculators are also open, no login.

What makes REDOS different from a standard deal analyzer?

Three things. It scores the deal and gives the reason rather than only returning numbers. It runs the deal against the failure case, not only the plan you typed in. And it flags the inputs most likely to be wrong, starting with the property tax figure copied from the listing, which usually resets when the property sells.

Does REDOS pull MLS comps or connect to my bank?

No to both. You bring the comps. There are no bank feeds and no rent collection. If those are what you need, REDOS is not the right tool and we would rather you knew that now.
