Every deal gets a 0–100 score and an A–F grade, weighted for the strategy you are actually running. A flip is judged on margin and the 70% rule; a rental on DSCR and cash flow. The same deal scores differently depending on what you intend to do with it, because it should.

Deal Coach

A calculator tells you the profit is $13,724 and stops. That is a number, not a decision. The coach reads the same deal and tells you that you are all-in at 79.2% of ARV, that the 70% rule caps you at $143,500, and that the purchase needs to come down $24,500 for the deal to work.

Why I built this
I learned real estate the expensive way. One property nearly bankrupted me. I refinanced it to buy another that almost took the whole thing down. I taught myself DSCR loans, hard money, rehab budgets and tenants alone, at night, with everything on the line.
I analyzed hundreds of deals on a spreadsheet I built myself, and shared it with realtors, friends and other investors. The part that always ate my time wasn't the financing math — it was knowing which numbers actually mattered, and what to do when one of them was wrong.
